A temporary rental contract, valid for 2 years, will soon no longer be allowed. An initiative bill by PvdA and ChristenUnie won a majority in the Lower House. The HNA is also in favor of putting a stop to temporary leases that do not guarantee a move on. This checks off one of our spearheads, which is a good development.
Temporary contract earning model for landlords
Starting in 2016, landlords in the freehold sector were allowed to offer temporary leases. The idea was that this would increase the supply of rental housing. That turned out not to be the case. For landlords, however, it was a good revenue model. Because when tenants change, landlords do not have to adhere to the maximum rent increase set by law. As a result, many rents became incredibly high and many tenants lost their rental property after two years.
Majority House in favor of abolishing temporary rental contracts
During the discussion of the private member’s bill, a large majority of the House was in favor of abolishing temporary contracts. However, there will still be exceptions. For example, for the accommodation of people who must temporarily leave their home for a renovation or for students. It will also remain possible, for example, to temporarily rent out houses that need to be demolished.
